The designing of the building goes thru various levels of process until we get to construction or a buildable set of documents. The levels are concept, schematic, design development and construction. The earlier documents in design build would include different portions of the project at different levels of completion. Concept level goes to schematic level, the schematic design development structural drawings then go to their concept level. The mechanical, electrical, plumbing and sprinkler drawings are often put together by competent design builder subcontractors, selected by the design builder. In this case, for many projects, the cost of mechanical and electrical engineering can be completely eliminated.
